I accompany the purchase. I do not just sell.

From the first conversation to the keys — and onwards from there. Selected homes instead of long lists, checked paperwork instead of fine words.

Search by criteria, not by catalogue

I search to your actual requirements, including beyond my own portfolio.

Paperwork before the reservation

Nota simple, liens, habitation certificate — checked before any deposit is discussed.

Coordination through to the notary

Lawyer, bank, gestoría, notary: I hold the threads together and translate where needed.

A market-based valuation and proper presentation, no fantasy pricing just to win the listing.

Licence and registration

Applying for, renewing and tracking the tourist licence. The rules change; I keep up. As of 2026.

Welcome, keys, cleaning, linen — and a phone that answers when something comes up.

Statements per season

Income, costs and receipts in one statement — every line traceable, all of it in the house file.

Upkeep between guests

Small repairs handled directly, larger ones with a quote and your sign-off. Nothing happens behind your back.

The afterwards is not an afterthought. It is the job.

Everything a Spanish home demands of its owners after the notary — I take it on. Every action becomes an entry in your house file.

Title transfers and utilities

Town hall, cadastre, electricity, water, gas, internet — transferred once, properly, documented for good.

Taxes and deadlines

IBI, waste fee, the non-resident return via the gestoría — I remember the deadlines so you do not have to. Not tax advice; the gestoría provides that.

Insurance and claims

Comparing policies, documenting damage, following claims through to payment.

Renovations and trades

Getting quotes, clearing permits, signing off the work — photos and invoices filed.

Common questions

What comes after the notary

The questions foreign owners ask me most often.

Who transfers utilities and town-hall records after a purchase?

Nobody automatically — that is the point. Town hall, cadastre and utility transfers are the owner’s job. If I take them on, each one becomes an entry in your house file.

Do I have to file a tax return every year as a non-resident?

Usually yes: non-resident owners file the Modelo 210 annually, even without letting. A gestoría prepares the return; I coordinate deadlines and paperwork. As of 2026, not tax advice.

Do I need a licence for holiday lettings?

Yes. In the Valencian Community tourist lettings require registration, and the rules have recently tightened. I apply for, renew and monitor the registration. As of 2026.

I already own a home here. Can I still get a house file?

Yes. A file starts either with a purchase or with a takeover: we gather the existing paperwork, close the gaps and keep it current from then on.

Who owns the house file if we part ways?

You do. The file belongs to the house and its owners, not to me. If we part ways or the house is sold, I hand it over complete — that is part of the promise.
